Residential conveyancing remains one of the busiest areas of the UK legal market, with experienced conveyancers continuing to be in demand across London, Manchester, Birmingham and the wider regions.

But what should you actually be earning in 2026?

Salaries can vary significantly depending on location, qualification, technical ability, caseload, billing performance and the type of firm you work for.

Current advertised-market data shows a clear regional difference.

London

London remains the strongest-paying residential conveyancing market of the three regions.

Indeed currently reports an average base salary of £48,756 for Residential Conveyancers in London, based on 188 reported salaries and updated in September 2026. The typical range shown is approximately £30,050 to £79,107. Indeed

For related roles, Indeed currently reports:

Residential Property Solicitor: approximately £67,326
Senior Residential Conveyancer: approximately £70,770 Indeed

Live London vacancies also show experienced Residential Conveyancer roles commonly advertised around £50,000–£70,000, with some senior opportunities extending considerably higher. Reed

Birmingham and the Midlands

In residential conveyancing specifically, salaries for Assistants and Paralegals vary considerably depending on how transactional the role is. Someone carrying out pure administrative support will generally sit at the lower end of the market, while an experienced Conveyancing Assistant or Paralegal handling enquiries, title work, exchange/completion preparation and post-completion can command more.

Why do salaries vary so much?

Two candidates with the same job title can have very different levels of responsibility.

A Residential Conveyancer running a high-volume caseload of standard sales and purchases is not necessarily doing the same job as someone handling complex leasehold matters, new builds, shared ownership, high-value property or technical title issues.

The strongest salaries tend to go to candidates who can demonstrate:

  • independent caseload management
  • strong freehold and leasehold experience
  • technical title knowledge
  • complex transaction experience
  • good billing performance
  • strong client care
  • minimal supervision requirements
  • team leadership or supervision experience

Salary isn’t everything

Salary remains important, but it is no longer the only factor candidates consider.

Hybrid or remote working, manageable caseloads, administrative support, realistic billing expectations, progression and the general culture of a team can all make a significant difference.
